This Report contains the following Information:
Current title holder of the subject property and the latest deed with consideration and any quit claim deeds that have changed vesting on the property.
All open recorded mortgages with pertinent information regarding the mortgage including last assignment of record and Modifications/Subordinations. Involuntary liens and judgments recorded against those property/owners with all pertinent basic information on the recording.
Two Owner Search
We perform search for the last two owners in the chain of title of subject property.
This Report contains the following Information:
title holder of the subject property and the last two warranty deeds with consideration and recording information.
All open recorded mortgages with pertinent information regarding the mortgage including last assignment of record and Modifications/Subordinations. Involuntary liens and judgments recorded against those property/owners with all pertinent basic information on the recording.
Full Title Search
Full Search complete based on the statute limits of the states or with Developer Deed. Detailed full Title search on Current and Previous owners.
We perform search on all names in the chain of title and report liens and judgments for all owners, current and past.
We examine search documents to identify any defects such as lack of homestead language, legal description defects etc. if any found, will make a note in our reports.
We also include in our reports Easements, CC&R’s, agreements, and resolutions and ordinances that affect real property.
Foreclose Searches (NY State)
We perform Current owner, Two Owner, Full Search and Update search for the Litigation properties and will submit all foreclosure documents related to subject property.
Deed Search
I2U provides a copy of the current deed to verify ownership and to give the legal description for mortgage recording.
Update Search
We perform an update search on the subject property from the last effective date to the current effective date and will provide a report on new items found of record in the search.
Document Retrieval
We perform Title Search to retrieve requested documents specified at time of request. Example: Deed, Mortgage, Assignment, Satisfaction, etc
Title Commitment/Preliminary Reports or Abstracting Typing
Typing the vesting, conveyance, mortgage, liens/judgments and tax information into the Client Application as per the search package.
Applications provided by the clients as Softpro, Citrix and Reswar etc.
9. Property Tax Services
We perform tax search on subject property to determine the property tax status (Due, Delinquent or Paid).
This Report contains the following Information:
Assessed property values (Land and Building values)
Tax payment schedule
Current and Prior year tax status (Due, Paid and Delinquent)
Timeshare Searches (Vacation Ownership Services
We perform all possible frequency (Even, Odd and annual) searches to make sure that there is no double sale on the property. We also perform Bankruptcy and Military search to prepare our reports.
